The replacement scheme for Tesco and Multiplex Living's plans on West Cromwell Street in London has finally been proposed, this time rising to a height of 81.9 metres.

Standing over spare land Tesco own next to one of their London supermarkets, it contains 367 apartments in a 24 storey tower and associated lower level attached housing blocks that together form an E shape when viewed from above.

116 of these will be affordable units and there will also be a new 1,401 square metre gym and swimming pool and a 436 square metre crèche.

Unusually for a site in London there will be an increase in the number of parking spaces on offer with 610 rather than the current 373.

Incredibly, and despite the close proximity the scheme has to excellent public transport including the London Underground, 275 of these will be for the residents of the proposed 100 West Cromwell Road with the rest allocated to Tesco shoppers.

Coming from the pens of Bolles + Wilson, the scheme features a slimmer chamfered tower than the previous project, particularly when the eastern elevation is viewed. The tower clever fools the viewer into appearing like it is twisting gradually when seen from West Cromwell Road thanks to a taper that runs along the eastern side.

Adding additional detail is the inclusion of south facing private wintergardens running narrowly up the side of the of the tower in vertical strips plus yellow photovoltaic solar panels giving a distinctive dash of colour.

At ground level will be the not very glamourously named Tesco Plaza, a new landscaped space that integrates the bottom of the development with the Tesco store it stands next to and adds continued access to the existing underground car park it will stand above.

After a stream of tall building proposals dating all the way back to 1996, Multiplex and their partner Tesco will hope that they can finally realize a tower on this site by satisfying the notoriously hard-to-please Royal Borough of Kensington and Chelsea.
